Argument
I have been receiving news lately about rent increases. I would like to point out that I am an Italian citizen, so the information I have is related to the Italian territory. In 2024 and especially at the beginning of 2025 I have met with several people who complain about rent costs being too high.
First of all we need to understand how we can measure the cost of rent. On the European Parliament website we can already get information about it.
One way to measure whether rent costs are too high is to check the ratio between the rent price and income. It is usually considered that if the cost of housing exceeds 40% of disposable income we are in a problematic area as regards the life of a family.
In a survey carried out in 2023, it was found that in the European area, approximately 17% of families saw housing costs exceed 40% of their disposable income.
Another interesting piece of data is that in the third quarter of 2024, rental prices in Europe recorded an increase of 4.3% compared to the same period of the previous year. As for Italian cities, it seems that Bologna recorded one of the largest increases with an annual increase of 20% and an average rental price of €720. Going outside of Italy, other cities that immediately increased in significance are Paris and Hamburg.
Always speaking of rents, we have that Rome has confirmed itself as one of the most expensive cities exactly like Amsterdam.

Taking into consideration an infographic released on the X platform with the profile “economy X finance” (see link below) we note that Lisbon is the city in which rents weigh heavily on salaries. Immediately after in second and third place we have two Italian cities, Rome and Milan. What is surprising is that London, one of the cities known as the most expensive in the old continent, is now in fourth place right after those cities above (Lisbon, Rome and Milan).

Conclusions
Regardless of the data, which can sometimes be more accurate for some cities than others, it seems beyond doubt that rents in Europe have increased almost everywhere in the last five years. The problem, however, is that they have reached levels that we can define as critical, with monthly rents that in some cases exceed 40% of income, causing difficulties for both individuals and families.

Argomentazione
Ultimamente sto ricevendo notizie a riguardo dell’aumento degli affitti. Faccio presente che sono un cittadino italiano, quindi le informazioni che ho io sono relative al territorio italiano. Nel 2024 e soprattutto all’inizio di questo 2025 mi sono confrontato con diverse persone che lamentano un costo degli affitti troppo alto.
Innanzitutto dobbiamo comprendere come possiamo misurare il costo dell’affitto. Nel sito del parlamento europeo possiamo già ottenere un’informazione a riguardo.
Un modo per misurare se i costi degli affitti sono troppo elevati è quello di andare a verificare il rapporto tra il prezzo dell’affitto ed il reddito. Solitamente si considera che se il costo dell’abitazione supera il 40% del reddito disponibile siamo in un’area problematica per quanto riguarda la vita di una famiglia.
In un sondaggio effettuato nel 2023 è risultato che nell'area europea circa il 17% delle famiglie ha visto i costi abitativi superare il 40% il proprio reddito disponibile.
Un altro dato interessante è quello che indica che nel terzo trimestre del 2024 i prezzi degli affitti in Europa hanno registrato un aumento del 4,3% rispetto allo stesso periodo dell’anno precedente. Per quanto riguarda le città italiane sembra che Bologna abbia fatto registrare uno dei maggiori incrementi con un aumento annuo del 20% ed un prezzo medio degli affitti di 720 €. Andando fuori dall’Italia altre città che hanno subito aumenti significativi sono Parigi e Amburgo
Sempre parlando di affitti abbiamo che Roma si è confermata una delle città più costose esattamente come Amsterdam.

Prendendo in considerazione un'infografica divulgata sulla piattaforma X dal profilo “economia X finanza” (vedi link sotto) notiamo che Lisbona è la città in cui grava un forte peso degli affitti sugli stipendi. Subito dopo al secondo e al terzo posto abbiamo due città italiane, Roma e Milano. Quello che stupisce è che Londra, una delle città conosciute come quelle più costose del vecchio continente, oggi è al quarto posto proprio dopo a quelle città qui sopra (Lisbona, Roma e Milano).

Conclusioni
Indipendentemente dai dati, che talvolta indicano come più care alcune città rispetto ad altre, sembra fuori di dubbio che gli affitti in Europa siano aumentati quasi ovunque negli ultimi cinque anni. Il problema, però, è che tali aumenti hanno raggiunto soglie che possiamo definire critiche, con affitti mensili che in alcuni casi superano il 40% del reddito, mettendo in difficoltà sia persone singole che famiglie.
