First off, if any body tells you its easy then run away as fast as you can! While Real Estate can be a great tool to creating financial freedom, it is a grind. It is however extremely fun and rewarding if you have the right mentoring and training.
A lot of Gurus out there hype up the industry teaching how to structure a deal and talk about different strategies which is the beauty of real estate investing , but they fail to teach sales. Knowing the strategies are very important but if you cant convert a seller to a signed contract then knowing all the strategies in the world wont really mean much. Find a good mentor or someone who is willing to show you the ropes in exchange for doing deals together. I was blessed to find somebody early on who was willing to teach me a few key strategies and sales techniques which gave me the confidence to do my first deal. That person is now a good friend and business partner. This business is really about who you know. I strongly believe that if you look for it you will find it!
Here are a few things to consider when getting started in real estate investing:
Net work like crazy! Meetup.com has a ton of investor meet ups. Build a strong team of realtors, lenders, wholesalers, and other investors. They will help you find and close deals and fund your deals and yes it is possible to deals with zero money down but dont make that your only strategy.
Do not try to make this your full time gig right away! You should try to save about 6 to 12 months of income before you quit your day job and make this a full time thing.
Dont be afraid to knock a door. Knocking doors and making cold calls can be highly lucrative when first starting out. Unless you have a large supply of money for marketing then door knocking and cold calls will be your most profitable marketing as it is FREE! Keep following me and ill get into some marketing strategies later on.
Learn the business! It can be a bit of a learning curve but if you're driven and persistent, you will learn quickly. The beauty of real estate investing is that there are so many strategies to use if you are willing to be creative. Hence the name creative real estate. A few of my favorite strategies are Lease option, seller fincance, and wholesaling. All of which require little to no money down.
